Tacoma Roof Moss Removed the Right Way

Tacoma’s climate grows moss like nowhere else. Cool, wet winters that stretch half the year, persistent overcast, and heavy tree-canopy coverage across residential neighborhoods create near-ideal conditions for moss on composition shingle roofs. Moss does more than make a roof look neglected. It lifts shingles at the edges, holds moisture against the deck, and shortens the life of the roof underneath.

At Window and Gutter Cleaning Ninjas, we handle it with a scrub-and-treat process. Our crew physically scrubs the moss off your roof, then treats it with a zinc sulfate granule so what remains dies at the root. Gutter cleaning is always part of the job. No pressure washing. No soft washing. Just the most aggressive approach to the moss and the least aggressive approach to your roof.

If your roof has visible moss or you want to stay ahead of it, call us at (253) 820-3573 for a free written estimate.

The Roof Types We Clean in Tacoma

Every roof material calls for a different approach. What works on a standard comp shingle is not safe for cedar shake, and metal is a different job entirely. Here is how we handle each one.

Composition Shingle

Three-tab, architectural comp, and presidential comp make up roughly 99% of the roofs we see in Tacoma. These get our full scrub-and-treat process. A wire brush on an extension pole agitates the moss, the roof is blown off from the top down, and a zinc sulfate granule is applied for low-line die-off. Comp shingle under persistent shade and wet Pacific Northwest (PNW) conditions faces moss pressure essentially year-round, which is why most of our work is on this material.

Tile and Slate

Tile and slate roofs receive the same scrub-and-treat approach. Access is managed carefully on steeper pitches, but the method is the same. Agitate, blow off, treat.

Metal Roofs

Metal roofs we blow off in dry conditions only. We don't scrub or treat metal. It's a different surface and a different job. If your metal roof needs debris cleared, we handle that honestly and scope it for what it is.

Cedar Shake

We don't scrub cedar shake. By the time most shake roofs need moss work, the shingles are too weathered to scrub safely, so we blow them off and treat them instead. That is the right call for the material, and we will tell you that plainly.

Why Tacoma Homeowners Trust Us for Roof Moss Removal

Our crew earns that trust on every job. Here is what sets us apart.

Granule Treatment, Not Powder

Most competitors in this area use a zinc sulfate powder. We use a granule. The difference is real. Granule distributes evenly across the roof surface and activates with light moisture instead of clumping in wet spots and leaving bare patches. This means the treatment actually covers your roof the way it should.

Veteran-Owned and Locally Rooted in Tacoma

Our founder is an Air Force veteran who built this company after being stationed in the Tacoma area and putting down roots here. We are not a franchise or a transient crew. We are locally owned, locally rooted, and personally accountable. The crew cleaning your roof lives here, works here, and knows these roofs firsthand.

We Specialize in Steep and Difficult-Access Roofs

A lot of roof cleaning crews pass on steep pitches and difficult-access properties. We do not. Our team works in five-point fall-protection harnesses with roof ropes and ladder extensions rigged for the job. If your roof has been turned down by another company, that is exactly the kind of work we are built for.

We Give More in Value Than We Take in Payment

We show up on time, communicate clearly, and deliver excellent work every visit. From the estimate through the walkthrough, you will know exactly what is happening on your roof and why.

The two percent of every project we complete is reinvested into the schools, churches, and youth programs our team proudly coaches and volunteers with.

How Our Tacoma Roof Cleaning Works

Step 1: The Free Written Estimate

You call, email, or submit the form on our website. We gather the details that drive the price. Square footage of the house, roof shape (rambler, two-story, hipped), pitch, volume of moss, time since your last professional clean, and roof material. A written quote is emailed to you. Most residential quotes are handled entirely over the phone.

Step 2: Scheduling and Booking

Once you accept the quote, we schedule the job through Housecall Pro. A deposit is collected at booking. You will receive reminders and pre-job communication so there are no surprises on the day of service.

Step 3: Roof Inspection and Fall Protection Setup

Our crew arrives and inspects the roof before any work begins. If our techs get up there and the roof isn't safe to walk, we stop, refund your deposit, and tell you straight. This roof needs replacement, not cleaning. We won't sell you something you don't need. If the roof is sound, the crew sets up five-point fall-protection harnesses, roof ropes, and ladder extensions before starting.

Step 4: Scrub and Moss Agitation

A wire brush on an extension pole agitates the moss, working from the top of the roof down. The crew physically removes 75 to 90% of the moss in this step. We never use high-pressure washing or chemical-only applications.

Step 5: Blow-Off and Gutter Cleaning

A backpack leaf blower clears all loosened debris from the roof, working top-down. Gutter cleaning is included in every roof cleaning job. Gutters are hand-scooped and downspouts confirmed clear before moving on.

Step 6: Zinc Sulfate Granule Treatment

Zinc sulfate granule is applied across the treated area. The granule activates with light moisture, changes the roof's pH, and causes the remaining low-line moss to die over the following four weeks. Because it is a granule and not a powder, it distributes evenly with no clumps and no bare patches.

Step 7: Walkthrough and Invoice

The crew walks the finished job with you before sending the invoice. We walk you through what to expect over the next four weeks. Any low-line moss that remains will turn yellow, then brown, then black, and wither away. If you still see vibrant green moss after four weeks, call us and we come back to re-treat at no charge. The invoice follows a satisfied walkthrough.

Our Roof Cleaning Guarantee

Four-Week Moss Die-Off Guarantee

After we treat your roof, any low-line moss left behind will die within four weeks, turn yellow, brown, then black, and wither away. If there’s still vibrant green moss after four weeks, call us and we’ll come back out and re-treat at no charge.

This guarantee applies to the scrub-and-treat service. The zinc sulfate granule handles what the brush leaves behind.

What Customers Say

Window Cleaning in Tacoma

I called Ninja Window and Gutters service for window cleaning late Friday on a holiday weekend. Gabrielle was so wonderful to work with answering questions and setting up an appt after the holiday. As promised for day of service Isaiah arrived at 8 am. He was so thorough in cleaning both inside and outside. The double pane windows I thought had gas leaks were just needing a real professional cleaning. Even the windows that had leaks he did amazing and they all look amazing. Both Isaiah and Gabrielle were so professional and friendly both on intake and providing service as promised. We will never need to look for another window cleaning service. Will be calling Ninja for any roof and gutter cleaning as well. We have had other window cleaning services in past and the windows were never as clean as today after Isaiah finished cleaning. Thank you Ninja Team!!!! Lin

Frequently Asked Questions

What's the difference between your roof cleaning and soft washing?

Our process is a scrub-and-treat, not a soft wash. We physically agitate and remove moss with a wire brush on an extension pole before any treatment goes on the roof. Soft washing relies on chemical application without that mechanical step. Our crew scrubs 75 to 90% of the moss off first, then applies a zinc sulfate granule to handle the low-line moss that remains. It is not soft washing. We actually scrub the moss off.

After we treat your roof, any low-line moss left behind will die within four weeks, turn yellow, brown, then black, and wither away. If there’s still vibrant green moss after four weeks, call us and we’ll come back out and re-treat at no charge. The color change is the treatment working as designed. Yellow and brown moss is dying moss.

If our techs get up there and the roof isn’t safe to walk, we stop, refund your deposit, and tell you straight. This roof needs replacement, not cleaning. We won’t sell you something you don’t need. We would rather lose the job than put our crew on a roof that cannot support the work.

Yes. Gutter cleaning is always included. Moss and debris cleared from the roof end up in the gutters, so cleaning both in one visit is part of the complete job. You do not pay separately for it.
