Residential Window Cleaning in Tacoma, WA

Window Cleaning Tacoma WA

Spot-Free Windows for Residential Tacoma Homeowners

You probably notice it most in the mornings. A haze across the glass, a sticky film on the sills from the trees overhead, pollen dust that settles before the sun burns off. In the Pacific Northwest (PNW), Tacoma homes sit under heavy tree canopy and persistent overcast for most of the year, and windows collect the evidence. Sap, pollen, organic debris, and the kind of slow grime that mild, wet weather never rinses away on its own.

Our crew at Window and Gutter Cleaning Ninjas cleans that buildup pane by pane, by hand, with a squeegee and clean microfibers, inside and out, backed by a streak-free guarantee. This is detail work, not a spray-and-wipe pass, and the difference is visible the moment we finish.

Whether your windows need a first clean in years or you want to stay on a regular schedule, call us at (253) 820-3573 for a free written estimate.

Types of Windows We Service in Tacoma

Not all windows clean the same way. A double-hung tilts in. A French pane has a dozen small lights that each need individual attention. A skylight means roof access and fall protection.

We adapt the method to the window, and we price accordingly.

Single-Hung Windows

One operable sash, priced as one pane. These are the most common configurations in Tacoma-area homes. Our crew hand-tools each one with a squeegee and microfiber, interior and exterior.

Double-Hung Windows

Two operable sashes, priced as two panes. Both sashes are cleaned inside and out, and tilt-in sashes are handled without damage. Double-hung windows are prevalent across Tacoma's older residential stock, which means more surface, more panes, and more thoroughness required per window.

French Panes

Multiple small divided lights within one frame, each pane priced individually. Our crew cleans these pane by pane with detailed microfibers on the dividers. There are no shortcuts on French panes. They take longer than a standard window, and both the time and the pane count are factored into the quote.

Storm Windows

The outer storm layer is priced individually alongside the interior window. Our crew removes and replaces storm panels where needed, then cleans the interior glass after. Storm windows are common in older Tacoma homes and are a frequent source of missed grime between the layers.

Oversized Panes

Large fixed or picture-style panes, approximately 8 feet tall and similar, priced individually with a size premium. Where height requires it, the crew sets up 32-foot ladders and stabilizer bars. The squeegee technique adapts to the extra surface area.

Leaded Glass and Stained-Glass Panes

Leaded and stained-glass panes can't be squeegeed without risking the lead seal, so we hand-wipe them with a microfiber on a case-by-case basis. On panes that aren't in good shape, we'll honestly tell you it's better to pass. The crew assesses conditions before committing, and that honest assessment is part of what you are paying for.

Skylights

Skylights are accessed via ladder and roof transition and priced with the rest of the pane count. Fall protection is set up before any roof access. The crew flags condition issues like cracked seals or frame damage before cleaning begins.

Construction-Clean Windows

Post-construction glass carries caulk residue, paint overspray, and sticker adhesive that a standard clean cannot touch. This work requires razor blades and carries a premium over standard per-pane pricing. The crew confirms the scope before starting. Construction-clean is a different job than a routine window clean, and it is quoted accordingly.

Screen Cleaning and Deep Track Cleaning

Screen cleaning and deep track cleaning are optional add-ons you can include with any window cleaning job.

Screen cleaning is priced as part of your written estimate. Ask for it when you request your quote and the crew will confirm the price alongside your window total.

Deep track cleaning runs $50 per track. The track is removed from the frame, shop-vacuumed, and scrubbed out by hand before being reinstalled. It is a time-intensive step most customers skip on routine cleans, but it makes a visible difference on tracks that have not been serviced in years. Most homeowners book it once a year or before a significant event.

Why Tacoma Homeowners Choose Us for Window Cleaning

Plenty of window cleaners work in Tacoma. Here is why homeowners stick with us.

Veteran-Owned and Locally Rooted in Tacoma

This company was started by an Air Force veteran who settled in Tacoma after being stationed in the area. We are locally owned, locally rooted, and locally accountable. We live in this community, know these homes, and show up exactly when we say we will.

Hand-Tooled, Pane by Pane

About 90 to 95% of our window work is hand-tooled with a squeegee and clean microfibers. The hand-tool standard is how we control the quality on every pane, and it is what separates a detail job from a volume run.

We Redefine What Home Service Looks Like

We show up on time, communicate clearly, and deliver excellent work every visit. The industry has a low bar. We do not. You will know when we are coming, what we are doing, and what the job costs before we touch a single pane.

Give More in Value Than We Take in Payment

We give more in value than we take in payment, and we mean it. Two percent of every job we complete goes back into Tacoma. Local schools, local churches, and the youth programs our team coaches and volunteers with all benefit from every clean we do.

How Our Tacoma
Window Cleaning Works

Step 1: The Free Written Estimate

Start with a phone call, an email, or the form on our website. We ask for the details that shape your quote: pane count, story height, pane size, interior and exterior scope, and whether you want screen cleaning or deep track cleaning added. From there, we put a written estimate together and send it over. The majority of residential quotes happen entirely by phone.

Step 2: Scheduling and the Pre-Job Confirmation

Accept the estimate and we get your date on the calendar through Housecall Pro. We collect a deposit when the job is booked. You will receive reminders and a day-of confirmation so you know exactly when the crew arrives.

Step 3: Property Walk and Pane Assessment

The crew walks your property on arrival, counts and confirms panes, and checks for anything that needs to be flagged before cleaning begins. Pre-existing damage like scratches, blown seals, or cracked frames is pointed out to you before a single pane is touched. Ladders go up with stabilizer bars and leg levelers placed on uneven ground, and 32-foot ladders are deployed for windows above two stories.

Step 4: Hand-Tool Cleaning

Each pane is cleaned by hand with a squeegee and Glass Gleam-4 solution, then detailed with clean microfibers. Interior and exterior are done on the same visit unless you requested exterior-only. French panes, storm windows, and oversized panes are handled individually. Leaded and stained-glass panes are hand-wiped with microfiber only.

Step 5: Water-Fed Pole Where It Fits

On about 5% of jobs, we switch to a carbon-fiber water-fed pole with purified (deionized) water. No cleaning solution is involved. It is a rinse-only method used on returning clients with recurring plans or windows where screen removal is not practical, and only when it genuinely serves the job better than hand-tooling.

Step 6: Add-Ons

If you booked screen cleaning, the crew handles that to the agreed scope and reinstalls the screens. Deep track cleaning at $50 per track means each track is removed, shop-vacuumed, scrubbed by hand, and reinstalled. Every add-on is scoped and confirmed before starting.

Step 7: Walkthrough and Invoice

Before the invoice is sent, the crew goes over the finished job with you. Any streak or concern you flag is addressed on the spot. We do not invoice until you are satisfied with what you see.

Streak-Free Window Guarantee

If you spot a streak right after we clean, call us. We’ll come back and touch it up free. If it’s a blown seal or a scratch that was already there, that’s not something we can fix, but we’ll still come out and show you what we’re seeing.

Before cleaning begins, the crew flags any pre-existing damage so you always know what is new versus what was already there.

Our Commitment to Quality

If you are not satisfied with our work, we will make it right. We aim to provide more value than we take in payment, and we stand by that promise.

What Customers Say

Lin S.

Window Cleaning in Tacoma

I called Ninja Window and Gutters service for window cleaning late Friday on a holiday weekend. Gabrielle was so wonderful to work with answering questions and setting up an appt after the holiday. As promised for day of service Isaiah arrived at 8 am. He was so thorough in cleaning both inside and outside. The double pane windows I thought had gas leaks were just needing a real professional cleaning. Even the windows that had leaks he did amazing and they all look amazing. Both Isaiah and Gabrielle were so professional and friendly both on intake and providing service as promised. We will never need to look for another window cleaning service. Will be calling Ninja for any roof and gutter cleaning as well. We have had other window cleaning services in past and the windows were never as clean as today after Isaiah finished cleaning. Thank you Ninja Team!!!! Lin

Frequently Asked Questions

What does "per pane" mean, and how do you count my windows?

Pricing is per pane of glass, not per window unit. A single-hung window with one operable sash counts as one pane. A double-hung with two sashes counts as two. A French pane window with 12 divided lights counts as 12 panes. The crew counts and confirms the total on the property walk before quoting, so there is no surprise count on job day.

Yes. French panes are cleaned pane by pane with detail microfibers on the dividers. Storm windows include the outer storm layer priced individually alongside the interior glass. The crew removes and replaces panels where needed. Both types take longer than a standard window and are factored into the quote.

Leaded and stained-glass panes can’t be squeegeed without risking the lead seal, so we hand-wipe them with a microfiber on a case-by-case basis. On panes that aren’t in good shape, we’ll honestly tell you it’s better to pass. Our crew assesses each pane before committing and will walk you through what we are seeing.

If you spot a streak right after we clean, call us. We’ll come back and touch it up free. If it’s a blown seal or a scratch that was already there, that’s not something we can fix, but we’ll still come out and show you what we’re seeing. The guarantee covers streaks reported promptly, same day to within a few days. Pre-existing damage, blown seals, and other issues outside our control are not covered.
